Plumber is overcharging you? I should say up front that I am a plumber, so you are right to read this with one eyebrow up. But I wrote it anyway, because I spent years at a big Valley plumbing company and I watched how the sausage gets made.

Here is the uncomfortable part. At a lot of companies, the person at your door is not paid to fix your problem. He is paid on what he sells. There is a weekly dollar number he is supposed to hit, and a script to help him hit it. He is usually not a bad guy. The incentive just does the work. If you pay someone to find expensive problems, they find expensive problems.

So here is what to watch for. None of these alone proves anything. Two or more together, and I would get a second opinion.

1. A price before they have diagnosed anything

A number handed to you from the doorway is a script, not an assessment. A real quote comes after someone has actually looked.

2. "Good, better, best," where the middle is the trap

Three options, and the middle one is engineered to look reasonable while the cheap one is built to sound like a mistake. It is a sales tool, not a plumbing recommendation.

3. Pressure to decide today

Real emergencies exist. But “this price is only good today” on a repair that has waited two weeks already is a tactic. A leak does not care what day it is.

4. They will not put the price in writing

This is the single most common thread in the stories that end badly. If they will not write it down before starting, that tells you what the invoice will feel like.

5. Replacement when a repair would do

Not every problem needs a new water heater or a full repipe. Some do. But replacement is the bigger ticket, and some companies drift toward it for reasons that have nothing to do with your pipes.

6. They scare you instead of explaining to you

Fear is easy to sell. If someone leans on what might happen instead of showing you what is actually happening, slow down. Confidence in a diagnosis usually comes with a willingness to point at the problem.

7. A vague warranty

Ask what is covered, on parts and on labor, and for how long. “We stand behind our work” is a feeling. “Two years on labor” is a commitment. If the answer stays fuzzy after you ask twice, treat that as the answer.

A second opinion is normal

Especially on anything expensive, a water heater, a sewer line, a repipe. Plenty of companies in the Valley offer free second opinions. Asking for one is not rude. It is what a careful person does before spending a few thousand dollars.
